Buying Your First Home Takes Preparation

With over 25 years as both a Real Estate Broker and Mortgage Broker, I’ve seen firsthand that buying your first home is about thoughtful preparation, not just excitement. Begin by weighing the classic rent-or-buy dilemma: if you’re settled in your neighborhood and see yourself staying, take a close look at your monthly expenses, flexibility for the future, and the real advantages of owning your own place. Picking the right home means thinking through what really fits your life—how many bedrooms you’ll need, if you want a workspace, your willingness for maintenance, commute times, and whether you thrive in the city, suburbs, or somewhere quieter. Remember, putting less than 20% down often means you’ll pay private mortgage insurance, but there are options out there—even programs with as little as 3% down or sometimes none, plus possible assistance with closing costs. Have your credit in check and your income and tax documents ready. And if your ideal home and your budget aren’t quite matching up yet, starting with a more modest place or renting a bit longer can still help you build equity and move toward a purchase that truly suits you—financially and personally.
