FHA Loans: How They Work

FHA loans can be a valuable pathway for buyers who have limited savings or lower credit scores. Drawing from my dual experience as both a Real Estate Broker and Mortgage Broker, I often see how FHA financing helps clients get started on their homeownership journey—even when traditional options feel out of reach. To qualify, buyers with a credit score of 580 or above may be able to put down as little as 3.5%, while those between 500 and 579 generally need a 10% down payment. These loans are reserved for primary residences, and borrowing limits will depend on the county and property type. Monthly payments typically bundle principal, interest, mortgage insurance, taxes, homeowners insurance, and escrow. It’s important to weigh the benefit of a lower upfront investment against the long-term costs. While FHA loans can be a great fit for those with lower credit or less cash on hand, buyers with stronger credit may want to explore conventional options or consider refinancing after building equity.
